Booking Information

New York City tax laws require the collection of 14.75% in NYS and NYC sales and hotel tax. As a host, I collect these taxes separately. A money request will be sent directly to you for payment, allowing a 48-hour period for processing.

Important Notes

• Primary renter must be 25 years or older.
• Check-in between 4:00 PM and 8:00 PM.
• Check-out by 10:00 AM.

House Rules

• Early check-ins incur a $30 service charge per hour until 4 PM.
• Late checkouts after 10 AM incur a fee of $30 per hour.
• Unauthorized late checkouts may result in a $100 penalty fee.

Air Mattress Information

An air mattress is available upon request, ensuring functionality and cleanliness. Damages or non-functionality post-checkout will be the responsibility of the guest.

Property Access and Rules

We reserve the right to enter for emergencies, maintenance, or rule violations. Cameras are in place for security; a noise sensor monitors music levels. The property is not for parties; it caters to peaceful gatherings for high-net-worth individuals.

Maintenance and Outdoor Space

Some outdoor items were removed during winter to prevent damage. We may access the backyard for garbage removal between 5 PM and 7 PM, with minimal disruption. Notification will be provided for maintenance visits.
