Bedrooms:

Indulge in comfort with our thoughtfully designed bedrooms. On the ground floor, a queen bedroom with access to the backyard offers a cozy retreat.

The second floor houses a large semi-private room with accessible half bath.

The third level boasts a King bed with a single sofa bed and a floor-through bedroom suite. This space has a large walk-through closet and an ensuite bath with an oversized soaking tub and frameless glass shower enclosure. Adjacent is a Small Kid's room off the master with a Twin bed.

Ascend to the uppermost level to find two spacious bedroom suites, each with an ensuite bath, along with a shared lounge area with table seating. One room offers a Queen bed and Queen sofa bed, while the other features a Queen bed.

Summer Delights:

Enjoy the summer months to the fullest with our exceptional outdoor spaces. The backyard oasis on the ground floor includes a 130-jet hot tub, BBQ, patio dining set, and decorative outdoor lighting. The second-floor rooftop deck features an outdoor lounge area, and the top floor boasts a custom-built rooftop with additional hot tub, BBQ grill, patio furniture, and lounge seating, perfect for summer gatherings. Please note the availability of air conditioning from May 15th to November 30th for your comfort.

Booking Information:

To secure your reservation, a 50% payment is due at the time of booking, with the remaining balance payable 14 days before arrival. Please be aware of the non-refundable nature of all prepayments. A security deposit of USD 1000.00 will be pre-authorized, and taxes amounting to 14.75% will be collected separately. Check-in is at 4 PM, and check-out is at 10 AM. Early check-ins or late check-outs may incur additional charges. Guests must be at least 25 years old or accompanied by an adult of the same age.

Important Notes:

For a safe and enjoyable hot tub experience, a draining policy is in place after each guest. The property owner reserves the right to enter the premises for emergencies, maintenance, or repairs during standard business hours. The air mattress is available upon request, subject to return in the same condition. Late check-out without authorization may result in a penalty fee.

Waste Management:

To comply with NYC garbage/sanitation schedules, there may be access to the backyard for garbage removal between 5 PM and 7 PM. Maintenance visits will be preceded by sufficient notice. Please be considerate of neighbors during your stay, particularly in a residential community.
